Meadpoint flags 26-storey plan in Scarborough

Singapore-based Meadpoint is proposing to build a 26-storey build-to-rent building along West Coast Highway, potentially adding $100 million to the Scarborough’s coastline.

Real estate developer Meadpoint has engaged Rowe Group to compile a development application to build on 200 West Coast Highway.

The application, submitted to the state government’s land agency DevelopmentWA, was published for public comment today.

The redevelopment of 200 West Coast Highway is expected to deliver a $100 million investment in Scarborough, Meadpoint’s application said.

“Construction of the proposed development will also create strong economic impact, including $167 million in total economic activity, 143 direct construction jobs and 156 indirect jobs, for a total 299 jobs,” it said.

The proposed development comprises 264 build-to-rent dwellings, with 12 per cent to be affordable accommodation.

A 45-unit rental property The Tide on the subject site will be demolished to make way for the build-to-rent development if the application is approved by the DevelopmentWA board.

The Tide has been owned and operated by Meadpoint since December 2018, according to the development application.

“The existing development at the subject site [The Tide] represents Meadpoint’s initial entry into Australia’s build-to-rent market,” the application said.

The West Coast Highway site is part of the Scarborough Redevelopment Area, which is under DevelopmentWA control but is planned to be transferred to City of Stirling’s jurisdiction.

The DevelopmentWA board last month approved Property Blue’s Brighton Apartments proposal at 291 West Coast Highway in Scarborough, with an estimated value of $60 million.

A 17-unit complex known as Sandpiper is expected to be demolished to make way for the 17-storey Brighton Apartments.

In 2021, DevelopmentWA also approved Sentinel Property Group’s plan to build a 24-storey mixed use tower, valued at $68 million, on the corner of West Coast Highway and Manning Street.

QS Developments’ application for a 18-storey apartment building, a 12-storey hotel and five-storey mixed use development at 22-26 Brighton Road was also approved in February.

The development, dubbed Sirius Residences, comprises 103 apartments across three lots between West Coast Highway and Hastings Street.
