Plans for Sherford’s biggest stage of development yet have been submitted, with the move considered to be a “monumental step forward”.

Of the three neighbourhoods being created within the area, phase 3A&B has been designed to have a “distinct village” feel to it.

More than 1,024 homes would be built on a plot that spans 111 acres and marks “one of the most ambitious and significant stages” of the development to date.

The community is being brought to life by the Sherford Consortium – a partnership between Taylor Wimpey, Countryside Partnerships and Vistry Housebuilding.

Phase 3A&B would also be surrounded by open green space, including the scenic South Hams landscape of Sherford’s expanding Country Park. This would comprise urban parks, playgrounds, wildflower meadows, avenues of trees and vast amounts of parkland.

Elsewhere, there would be footpath and cycle path connections through the new phase, with about 5km of new cycle routes created, providing access out into the countryside. These will connect to the Country Park, the National Cycle Network and areas under development in the second phase of Sherford.

Sherford will also keep sustainability at its heart – with the scheme having won a Sustainability and Social Impact Award at Insider’s Residential Property Awards 2023 – with phase 3A&B set to include a bold biodiversity strategy, with wildlife corridors created to connect and maintain habitats for wildlife.

With the reserved matters application submitted, it is hoped that work will start on site next year. It is likely to take two to three years for the infrastructure to be created, and three to five for the new homes to be built.
